Investment Trust Deeds – New Property Loans Always Available

The following information is only for investors who loan on trust deeds secured by the equity in real property. The following examples of loans are secured by California properties.


Our list changes constantly as the investments are sold and new ones take their place. Please contact us to ask about a type of loan you would like to purchase, or a geographical area you would prefer for your investments. You will be contact via e-mail when properties you are interested in appear on our list.

You may purchase Trust Deeds as an individual or through your IRA/KEOUGH or Pension Plan accounts. We will forward any documentation to you that you would require to make an informed investment decision.

All our loans have a 1 year prepayment penalty, unless noted otherwise. Please inquire to double confirm the terms of the loans.

Here is a sample of loans offered today:

1) 1st trust deed, $200,000, 3 year term, rate is 12.00%, LTV is 44%, payment is partially amortized and pays at $2,057 a month. This is a nice 3 bedroom / 3 bath 1,798 single family condo residence built in 2006. It rents for $2,400 a month. Borrower has good credit and owns several other properties. This loan has no prepayment penalty, but does have a $2,000 discount payable to the lender/investor.

2) 1st trust deed, $40,000, 3 year term, rate is 12.50%, LTV is 50%, payment is partially amortized and pays at $427 a month. This is a recent purchase that is to be rehabbed inside and out. It is presently 790 sq. ft., and borrower will add another 790 sq. ft, bring this to approx. 1580 sq. ft. Rental income will be $1,300 a month. Loan funds to be used to complete remodel and addition to property. This loan has a 6 month prepayment penalty.

3) 2nd trust deed, $725,000, 1 year loan term, rate is 13%, LTV 24%, monthly payment is $7,899, which is a partially amortized payment. Appraised Value $7,100,000. First Trust Deed balance $993,000. This is a beautiful mansion in the Los Angeles Area. Divorce is the reason for this bridge loan that will be used to pay off an existing line of credit and settlement funds. A movie company will secure leases for the property to be used as a filming location for TV and movie productions. This loan guarantees 6 months of interest.
